Full roof clean
Moss, lichen, algae and dirt removed from every slope, ridge and valley, then the whole roof rinsed at low pressure and treated.
How a clean works
We remove moss, lichen, algae and the debris that blocks your gutters, using hand tools and a low pressure soft wash rather than a damaging jet wash.
Every clean finishes with a biocide treatment that kills the spores left behind, so the growth doesn't come straight back. Barnet is one of London's leafiest boroughs, and tree cover, shade and damp winters are exactly what moss loves, so we see a lot of it.
Three core services, often booked together, plus the extras that make sure the job is finished properly.
Moss, lichen, algae and dirt removed from every slope, ridge and valley, then the whole roof rinsed at low pressure and treated.
How a clean works
Thick moss scraped off by hand, tile by tile, working with the laps so nothing is forced up underneath. Ideal where the tiles are otherwise sound.
What gets removed
Moss, leaves and silt cleared from gutters, outlets and downpipes so rainwater drains away from your walls and foundations.
Why gutters matterA professional biocide kills the spores left behind, so the roof stays cleaner for longer.
We look for slipped or cracked tiles, worn ridge mortar and tired flashing while we are up there.
Conservatory roofs, garages, sheds and porches cleaned at the same visit.
A typical semi-detached roof takes around four to six hours on site. Here is what we do, in order.
We check the roof from the ground and up close, note any damaged tiles, and sheet off paths, plants and conservatory roofs below.
Heavy moss is scraped and brushed off by hand, working down the slope with the laps of the tiles, never against them.
A low pressure wash lifts the remaining dirt and algae, then a biocide is applied to kill the spores that cause regrowth.
Gutters and downpipes are cleared, all debris is bagged and taken away, and you get photos of the finished roof.
Every roof is different, so we always quote after looking at yours. As a guide, these are the ranges most UK homeowners are quoted for a full clean with biocide treatment.
| Property | Typical quote | What moves the price |
|---|---|---|
| Bungalow or terraced house | £300 to £600 | Roof area, moss thickness, gutter clearing |
| Three bed semi-detached house | £400 to £950 | Pitch, height, dormers, valleys, biocide and gutters included or not |
| Detached house | £600 to £1,500+ | Size, steepness, heavy growth, scaffolding or access equipment |
Ranges are drawn from published 2025 and 2026 UK cost guides, which vary widely, mostly in what they include. Scaffolding, where a roof cannot be reached safely any other way, is priced separately. See the full breakdown in our guide.

Most quotes for a typical three bed semi-detached house fall somewhere between £400 and £950, depending on the size and pitch of the roof, how much moss there is, access, and whether biocide treatment and gutter clearing are included. Larger detached houses and roofs needing scaffolding cost more. We give a fixed written quote after looking at the roof.
No. High pressure water can strip the surface from concrete tiles, force water under the laps and lift or crack older tiles, and tile manufacturers generally advise against it. We scrape off heavy moss by hand and use a low pressure soft wash with a biocide instead.
A typical semi-detached house usually takes around four to six hours on site. Small bungalows can be quicker, while large, steep or heavily overgrown roofs, or jobs that need scaffolding, can take a full day or more.
Most roofs benefit from a clean every three to five years. Roofs under or near mature trees, or that face north and stay damp, often need attention every two to three years.
